• <H2> If you have a letter from a bank or lender who has preapproved you for a loan, then you can make an offer and we go thru a normal closing process.
• <H2> Don't have Cash or been preapproved, or have credit issues that need to be repaired?
• <H2> Then we will offer to lease to you with a Contract for an Option on the property. This allows you live in the house before you buy. With the Contract for an Option, this agreement allows you to lock in todays price, and gives you time to get your credit issues repaired, be it one year, two, or up to three years! This lets you live in the property today, knowing what the price is for the house when you can afford to buy. If you have any question please call us.
• <H2> We will lease to you at a number that would be close to the term your monthly payment would be , (be it 10, 15, 20, or even 30 years) and then will help/refer you to a company that will help to get your credit either repaired, established or restored. This process normally takes 1 to 3 years and after your credit is repaired then we help/refer you to a mortgage company/or bank to get refinanced. It's much easier to get Re-financed than it is to get a New Loan.
• <H2> When you purchase from us you will be buying the trust that holds the property that you may be interested in. All of our properties are held in individual trust. You will be contracting to buy the beneficial interest in that trust and the direction over it once the agreement is paid in full. When you pay off your agreement then you can have the Trust Deed the property to you or any one of your choosing or you can have someone else become the trustee, replacing us. Your choice.
• <H2> In some cases when a buyer does not have enough money for a down payment, then we will do a deal that is a lease and a contract for an option to purchase. This gives you a chance to test live in the property before you fully commit to the purchase of the trust.
• <H2> We also offer a trade up program, if you start with us and wish to trade your equity in the trust on a different trust that has a house or lot or acreage in it (one that is larger, nicer, different school, nicer area) then you can do so with us. We have done this with several of our buyers! Call us for details
• <H2> We also offer a buyback program: If you are transferred or you need to or want to move, then we will buy back your interest in the trust that you have purchased thru us. Call us for details. Each deal is on a case by case basis.
